Call Box Fixed; Note New Phone Number

The building call box is now working; you can once again buzz guests in through your phone by pressing "9". Please note the new call box phone number: 202.842.2548.  The previous call box phone number has been disconnected.

Call Box Not Working

The Board is aware that the building call box has not been functioning properly since late last week. The call box is not dialing residents' phone numbers so that guests and delivery personnel may be buzzed in. The keypad for entry fobs is working, however. Thos. D. Walsh has been notified and is working on resolving the issue in short order. Thanks for your patience.

Reminder: Pick Up Your Laundry Cards

REMINDER : As promised, each building resident will receive an envelope containing information about the new machines and one new ESD Money Card, which should be pre-loaded with a few dollars. You may pick up your envelope TODAY ,  Tuesday, September 23rd, in Unit 305, from 9 a.m. to 9 p.m. If you are not available during those times, you may either authorize a Board member to leave the envelope(s) outside your unit door or email the Board to schedule a different pick-up time. CORRECTION TO PREVIOUS POST: To monitor washer/dryer availability and get real-time laundry status updates by email or text, go to  www.checkmywash2.com and create a User Profile. This feature should be up and running within the next few days (hopefully byWednesday, Sept. 24). New Laundry Machines Installed

Thanks to the well-coordinated efforts of the Board and Thos. D. Walsh, the five new washing machines and dryers have been installed and are ready for use. In addition to the current laundry card payment system (ESD Money Card) you may now use a credit or debit card to pay for laundry directly on the machines themselves (ESD SmartLink).   A cleaning crew is scheduled to be on site this afternoon/evening to clean up the mess from the installation. How to Use ESD SmartLink: 1. Select cycle 2. Swipe credit card 3. New Laundry Machine Installation This Thursday

After a long wait, MAC-GRAY will be installing our five  new washing machines and dryers this Thursday, September 18th during business hours.  The Board apologizes for the short notice, but we're sure that you understand that we didn't want to delay installation any longer and just found out this afternoon that the installation will, in fact, take place on Thursday. So, frankly, we're rolling with it and hope that you will as well. We also know that you probably have questions about the new machines. Follow Up to Fruit Fly / Gnat Issue

Numerous residents reached out to the Board in response to the recent post about the fruit fly/gnat issue in the building. Unfortunately, there is no single apartment tier or floor that has not been affected, and there appear to be no significant patterns among the units reporting the issue. The Board reached out to our pest control vendor, Owl Pest Prevention, for suggestions. Since the issue is not localized and thus potentially treatable through targeted pest services, Owl Pest offered the following tips and information: Fruit flies are a common summertime issue that will eventually resolve itself with Fall weather. Unfortunately, it only takes one unit (or a garbage area) with a fruit fly issue to affect multiple others. Fruit flies will go away when the food source is removed.  Thus, take care to... Lobby Renovation We anticipate the renovation project to begin in early to mid-October. More details will be provided closer to the start date. New Collections Policy and Enforcement Procedures To ensure that the Association's policies and procedures for collections and enforcement are clear and uniformly followed, the Board has adopted a new Collections Policy and Enforcement Procedures in consultation with the Association's legal counsel. The Board also created a one-page summary of the Collections Policy and a one-page summary of the Enforcement Procedures  for reference. These documents will always be available on the "Condo Docs" page of this website. Long Term Traffic Advisory for Mass Ave (through 2016)

***TRAFFIC ADVISORY*** Heavy Construction on Massachusetts Avenue NW Underway Motorists Advised to Seek Alternative Routes Lane Closures Expected to Last 18-24 Months (Washington, DC) – The District Department of Transportation (DDOT) will be implementing daytime lane closures on H Street NW and Massachusetts Avenue NW, between 2 nd  and 4 th  Streets NW,  starting on  Monday, September 8, 2014 . The lane closures will continue to take place on a daily basis,  from  7 a.m. to 10 p.m., Monday  through Friday, and 8 a.m. to 8 p.m. Saturday . This important utility relocation and upgrade project will be under construction until end of 2016, and traffic impacts will be  6 days per week  for the duration of the project.  The current phase of related work—which involves upgrading and installing new underground utilities and restoring the roadway along these two corridors—is expected to last for approximately 18-24 months, weather permitting. Fruit Flies / Gnats

Over the past few weeks several residents have notified the Board of the ongoing presence of fruit flies and/or a type of small gnat in their units. In an effort to identify which parts of the building are dealing with the issue, and to what extent it is still a problem, please email board@thenewplaza.com if you are (or have) experienced the issue so we can determine a proper course of action. Reminder: September Condo Fees

Please log on to  http://www.thosdwalsh.com/tenants.aspx  to check your current condo fees balance. Please remember that you have a NEW amount due for condo fee payments starting this month (September 2014). Contact Thos. D. Walsh if you are uncertain of your new monthly amount owed. Please remit payment (either by check via mail, or online payment via checking account transfer) to Thos. D. Walsh  no later than the 15th of the month  to avoid late fees and interest charges.
