Notice: Prohibition of Short-Term Rentals

Recently the Board conferred with legal counsel to clarify the Association's leasing policy on short term rentals, which have become increasingly prevalent with "sharing economy" services such as AirBnB.com. We would like to take this opportunity to communicate that our Bylaws prohibit all types of short term rentals, specifically including, but not limited to, AirBnB and VRBO rentals. Per New Plaza Bylaws: Only the entire unit (not a portion of it) may be rented . (Bylaws 6.8(B)(14)) This means that owners/residents may not charge someone to rent out a second bedroom, to share a one bedroom, to stay in the living room of a unit, to couch-surf, etc. Rentals for periods less than one year are not permitted . (Bylaws 6.8(B)(14); House Rules 2.5) Units may not be used for timesharing or any other similar arrangement that would allow occupancy on a daily, weekly, monthly, or any other period of time other than a year. Unit Lockout Policy

Residents: please take a moment to review the below Unit Lockout Procedures, which may come in handy should you find yourself locked out of your condo. NEW PLAZA UNIT LOCKOUT PROCEDURES Residents who are locked out of their apartments should do the following: If during normal business hours, call Thos D Walsh at 202.237.8488-- with the understanding that there is a $100 fee for lockout assistance. At the same time, the owner may also send an email to the Board at board@thenewplaza.com to see if any Board members, who have access to the basement lockbox where unit spare keys are kept, are around and available to assist. Should neither #1 or #2 result in timely assistance, the owner should call a locksmith. Please note that it is not the responsibility of Board members to assist with lockout situations. Front Yard Opening & Gate Keys

Dear New Plaza residents, The Board is pleased to announce the opening of the front yard! A special thanks to DamianChayse from GreenLOFT and Laurie Kaufman from the Condo Board for leading this project from its inception to the beautiful end result. In order to maintain the Condo Association's investment in the front yard, the Board has approved the following rules and restrictions effective immediately. Please read the following information carefully. Gate Keys The new entrance to the yard is a locked gate on 12th street. The gate does not lock automatically. Please remember to always lock the gate when leaving the yard. The Board has made one key copy per resident. Final Front Yard Landscape Design

The Board is pleased to share the final front yard landscape plan to be implemented by Green Loft Design. The front yard design includes: A new12th Street entrance to the front yard area (for safety reasons and to minimize wear and tear to the yard area right in front of the building). This entrance will require the use of the Master Blue key for our building; A large concrete paver patio area, on which the grill and custom-built table will sit; A custom built concrete table and bench, with an open fourth side; The addition of numerous new plants to fill in open areas throughout the yard; The addition of decorative bushes along the Mass Ave side to create a shield from the busy street and additional privacy; A small lawn area with a built-in bench; Lighting features for nighttime. The aim is to complete the front yard install by July 4th, though we will provide ongoing project timeline updates as the project progresses. New House Rules Regarding Rental Units

FYI, for those who were not in attendance at the annual owners' meeting in January. The following replaced the existing like section in the House Rules governing the NPCA rental rules as of 1/31/13: The NPCA Lease Agreement must be used as the leasing document. This is a one year lease agreement. Any addenda to the lease contract must conform to NPCA Bylaws and House Rules. Lease terms must be yearly, and month-to-month renewals are not allowed.  Tenants are not allowed to sublet. Currently, tenants are allowed to own pets in the building as permitted by the Unit Owner. Any Owner who is delinquent in paying any assessed NPCA fees is ineligible to lease their Unit until such delinquency has been remedied. No more than 25% of the units (10 units total) can be leased at any given time (see Article VI, Section 8 (B) #14).
