Front Yard Opening & Gate Keys

Dear New Plaza residents,

The Board is pleased to announce the opening of the front yard! A special thanks to DamianChayse from GreenLOFT and Laurie Kaufman from the Condo Board for leading this project from its inception to the beautiful end result.

In order to maintain the Condo Association's investment in the front yard, the Board has approved the following rules and restrictions effective immediately. Please read the following information carefully.

Gate Keys
The new entrance to the yard is a locked gate on 12th street. The gate does not lock automatically. Please remember to always lock the gate when leaving the yard. The Board has made one key copy per resident. You may pick up a copy of the key(s) for your unit (photo ID and signing for the key(s) are required) the following times:
Today, 6pm - 11pm: Unit 502 (Adam Beebe)
Fri, Jul 26, 9am - 8pm: Unit B1/T2 (Becky Keyes)
Sat, Jul 27, 10am - 5pm: Unit B1/T2 (Becky Keyes)
Sun, Jul 28, Noon - 4pm: Unit B1/T2 (Becky Keyes)
After Jul 28: stop by Unit B1/T2 (Becky Keyes)
Initial Front Yard Restrictions
The following front yard usage restrictions will be in effect through Labor Day (Mon, Sep 2, 2013) in order to protect the new plantings. The Board will review the limitations at that time to consider modifications.
  1. Pets are not allowed in the front yard area. No exceptions.
  2. Do not go beyond the green fence along the perimeter of the grass or step on the grass. The fence will eventually be removed.
  3. Do not walk or step in mulched areas.
  4. Do not tamper with the irrigation tubing or sprinkler heads, which come on automatically at 9am and 5pm for approximately four minutes.
Front Yard and Grill Use Rules
The Board set up a Grill Calendar on the condo blog (www.newplaza1115.com/p/outdoor-grill.html) for residents to reserve use of the the outdoor grill and patio area. Please keep in mind the following Grill & Front Yard Rules:
  1. The grill and front yard area may be used until 10pm on weeknights and midnight on Fridays and Saturdays, as well as Sundays before a holiday Monday. 
  2. The last person out of the front yard must lock the gate.
  3. You may reserve the grill and patio for a maximum of 3 hours. If at the end of your three hour window no one else has reserved the grill and patio or has come by to use the grill and patio, you may stay.
  4. Residents who have reserved the grill on the condo blog's Grill Calendar have priority over other individuals who wish to use the grill and yard at the same time, but NOT exclusive use; Sharing the grill and front yard area with other residents is appreciated and expected.
  5. Be mindful of your noise level—especially on weeknights. Residents’ bedroom windows are right above the grill area. 
  6. Make sure you completely turn off the propane tank when you're done grilling, and take care when lighting the grill. If the propane tank is running low or empty, please notify the property management company. 
  7. Clean the grill and front yard area when you have finished using both. Wipe down the table and benches. Do not move the grill from its present location. Leaving the grill and front yard area clean is a common courtesy for other residents. Failure to do any of the above will result in a fine of $100 plus any related repair, maintenance, and cleaning costs.
Pets
As mentioned above, pets are not currently allowed in the front yard area. The Board will re-visit this policy after Labor Day, when the plantings are less vulnerable.

Violations and Fines
Violations of any of the above rules will result in a fine of $100 plus any related repair, maintenance, and cleaning costs.


The Board may amend the above rules as necessary. We appreciate resident feedback so that all may enjoy the front yard.
