Unit Sales, Rentals, and Move-Ins

Legal Guidance for Renting Your Unit
With the assistance of our Association’s legal counsel, the Board put together a Rental Guide for owners interested in renting their units.  This document is not intended to be a substitute for legal advice, but rather to inform owners of leasing requirements under D.C. law. The Rental Guide is available on the “Condo Docs” tab of the New Plaza blog.

New Resident Contact and Information Form
The Board is currently drafting a one-page contact and information form for new residents in order to introduce them to the New Plaza community and ensure that our management company (TDW) has up-to-date contact information for all building residents.

Adoption of Move-in Fee & Modification to House Rules on Move-In/-Out Procedures
The Board amended Section 2.10 Moving In/Out Procedures of the House Rules. The two primary changes to Section 2.10 are: 1) the Association will begin collection of a one-time, non-refundable $150 move-in free from all new residents (owners and renters); 2) edits and additions to the “Move-in and Move-out Procedures.”



Building Maintenance

Laundry Machine Credit Card Readers
The laundry machine credit card readers and www.checkmywash2.com, which had not been functioning for several weeks, are now up and running correctly.

Laundry Room and Trash Room Door Repair
TDW is having someone come out this week to repair the laundry and trash room doors in addition to fulfilling all recently raised maintenance requests on the ground floor.

Phase 2 of Interior Design Project
Phase 2 of the New Plaza Interior Design Project is in progress.  The Board is working with JDI, the interior design firm responsible for the lobby renovation, to renovate floors two through seven.  This phase includes (1) replacing carpeting and installing brush mat in front of unit doors, (2) painting walls and baseboards to match the lobby paint scheme, (3) installing bronze kick-plates on unit doors to prevent paint chipping, and (4) replacing all hallway lighting fixtures.

Replacement of “Historic” Windows
Great news for owners with “historic” windows (windows facing 12th St or Mass Ave)! Supreme Windows was able to obtain a permit from the Historic Preservation Office for the proposed Bronze Crystal Series 2000 windows installed exactly the same as our existing windows without having to add historical panning; this will reduce both the price per window (by about $100) as well as the lead time for manufacturing and delivery of the “historic” windows.
