MEMO: Unit Window Replacement

MEMORANDUM
FROM NEW PLAZA BOARD OF DIRECTORS

TO: All Unit Owners

RE: Unit Window Replacement


At the September 30 Board meeting, which followed the Window Replacement Informational Session (click to see agenda) led by Rich Carlson of Supreme Windows, the Board voted to proceed as follows:

“Non-historic” windows (windows NOT facing 12th St or Mass Ave)
Owners may move forward with replacement of non-historic windows at any time on an individual basis. Feel free to reach out to Rich Carlson from Supreme Windows (RCarl96114@aol.com or 301-322-3450) and reference this estimate. Alternatively, owners may seek another vendor of their choice. However, all non-historic windows (whether provided by Supreme Windows or another vendor) MUST meet the following specifications:
  • Bronze exterior;
  • Two panes;
  • No crosshatching.

All other window features (ex: vinyl vs. aluminum; noise cancelling glass; etc.) are at owners’ discretion. Owners will have individual contracts with Supreme Windows (or your chosen vendor), and will thus coordinate the window replacement process individually. Per window replacement price may vary from Supreme Windows' estimate amount depending on individual circumstances. Supreme Windows will provide a final quote for each unit before the unit owner must decide whether or not to move forward.

NOTE ABOUT BOARD APPROVAL: All unit improvements (including window replacement) require Board approval/notification in advance, as outlined in Section 2.7 of the House Rules. If you chose a vendor other than Supreme Windows, the Board will require proof that your chosen vendor is licensed and bonded in D.C. Owners are also responsible for ensuring vendors adhere to all related building rules and procedures (ex: entry and exit; elevator use; trash disposal; work hours; etc.).

“Historic” windows (all windows facing 12th St or Mass Ave)
The Board voted to move forward with Rich Carlson from Supreme Windows as the authorized vendor to replace the building’s historic windows, as outlined in this estimate. There was not sufficient interest among owners to secure the discounted/bulk order historic window price referenced in the estimate.
In the next day or two, Adam Beebe will send a group email to the owners who have expressed interest in replacing their historic windows. If you do not receive an email from Adam before Friday, email board@thenewplaza.com to indicate interest in replacing your historic windows. Adam will take the lead in coordinating (with Rich) the process to replace historic windows, since all of these windows will be covered under the same replacement permit*. We will move forward immediately with the hope that Supreme Windows can replace all historic windows before the end of this year.
The Association will cover the cost of the group permit; however, owners will enter into individual contracts with Supreme Windows and will thus coordinate the window replacement process on an individual basis. The final specifications of the replacement historic windows (material, color, etc.) will be determined by the Historic Preservation Office (HPO) before any historic windows can be replaced. Per window replacement price may vary from estimate amount. Each owner will receive an individual quote for his/her unit before he/she has to decide whether or not to proceed.

*Owners with historic windows who do not wish to replace their windows at this time will have to apply and pay for a separate, individual permit from HPO if/when you replace any historic window(s) at any other time in the future.
NOTE ABOUT BOARD APPROVAL: The replacement of all historic windows by Supreme Windows under the group HPO permit has been pre-approved by the Board. Individual owners simply need to notify the Board of the date(s) that window replacement will take place in their units.
