Reminder: New Condo Fee Amounts Due in One Week

A friendly reminder to owners to make sure you pay the new condo fee amount for September, which are due next week. Contact Blake Barber or Keith Carr with Thos. D. Walsh at (202) 237-8488 if you need to be reminder of the amount of your new monthly condo fee.

Bulk Trash Pickup Tomorrow Morning

New Plaza residents, Despite our best efforts, the Board and Thos. D Walsh were unable to determine who placed a used mattress and metal bed frame in the trash area. Unfortunately, the Association will have to absorb the cost of scheduling a special bulk trash pickup to remove the items-- which is especially necessary now that it has rained and the mattress is no doubt saturated with rainwater. Our garbage service will come by first thing tomorrow morning (Friday) to pick up the mattress and bed frame. Thus, if you have bulk items you would like to dispose of, you may place them in the trash area no later than 5am tomorrow morning . Additionally, if you have information about which resident left the mattress and bed frame in the trash area, please let the Board (board@thenewplaza.com) know. While we certainly don't want to engender a "Big Brother" atmosphere among building residents, in all fairness that resident-- not the Association-- should be responsible for assuming

FOUND: Set of keys in elevator shaft

During a routine elevator inspection this morning, the technician found a keyring with two small keys in the bottom of the elevator shaft. If they are yours, email Adam at beebeadam@gmail.com

New Condo Fees Starting Sep. 1, 2014

Notice to Owners re: Monthly Condo Fees (Renters: please disregard) In working with our property management company Thos. D Walsh and the new legal counsel for our Association (Whiteford, Taylor & Preston, as of March 2014), the Board of Directors discovered discrepancies in the monthly condo fees paid by owners. The Board realized that the application of the yearly condo fee assessment across the 37 units was inconsistent with the par values (the share of the total yearly assessment paid by each unit) as established in New Plaza’s governing documents. These discrepancies date back to our previous management company, before any of the present Board members were elected directors. Most owners have been slightly underpaying their par value share of the yearly total assessment, while five owners have been overpaying. Over 90% of the discrepancy amounts are less than $2.00. Board Meeting Summary, July 2014

Lobby Renovation A large majority of the Association approved the proposed lobby renovation. Thank you to everyone for the overwhelming turnout for the Special Meeting and online proxy voting. The Board will obtain next steps from Joseph Ireland Design and provide residents with a schedule of the lobby renovation and unit door painting as soon as it is available. Laundry Machines The laundry machine vendor has informed the Board of still more delays in their anticipated delivery. We anticipate that the new laundry machines will be installed in mid-September. We appreciate your patience and will keep you informed on progress of the installation. New Storage Lockers The new storage locker project in the Maintenance Room will soon be getting under way. There will be a variety of available locker sizes, including: (4) 3’Wx4’Dx3’H units, (4) 3’Wx3’Dx3’H units, (1) 3’Wx4’Dx6’H unit and  (1) 3’Wx3’Dx6’H unit. Please remit payment (either by check via mail, or online payment via checking account transfer) to Thos. D. Walsh  no later than the 15th of the month  to avoid late fees and interest charges.
