Board Meeting Summary, March 2014

Bulk Trash Removal
If you haven’t checked the blog, read your email, or seen the notices around the building, we want to tell you (again) that we’ve scheduled a bulk trash removal for tomorrow, Wednesday, April 2 at 7:00 am.  You may now begin dropping off all bulk trash items in the ground-level trash area.
Tree Removal
It’s finally happening – the tree of heaven is scheduled for removal on April 5 (with April 12 as the rain date).  The stump will not be ground down because the machinery would likely cause damage to the fence along our property line and the cost of replacing or repairing the fence was prohibitive. The Board will revisit how to “beautify” the stump and whether or not a new tree can be planted nearby.  Suggestions are welcome. Once the tree of heaven is removed, the Board will schedule the replanting of the smaller evergreens and shrubs.  Please be advised that dogs are still not permitted in the yard to allow the plants and grass to take root and thrive.  The Board will revisit this decision after Labor Day.

Grill
With the warmer weather (hopefully it will stick around) the grill will be moved back into the yard.  Please remember to use the Grill Calendar to reserve the grill.

Replacement Legal Counsel
As you’ve been advised recently, we’ve retained the firm Whiteford, Taylor & Preston as new counsel.  Ray Via and Roberto Montesinos have begun reviewing our condominium documents, reviewing vendor contracts, and collections cases. 

Laundry Machines
The Board is very close to an agreement on the laundry machines.  Unfortunately the “smart” technology is not.  We will continue to use the current machines until the “smart” technology is available, at which time new machines will be installed.  We’re hoping that the wait will only be another couple of months and will keep you advised of any updates.

Lobby Renovation & Unit Door Repainting
The Board has voted to move forward on renovating the lobby.  We will be retaining an interior designer to assist us in improving the first place we and our guests see when entering our building. In conjunction with the lobby renovation, we will be repainting all unit doors.

Building Repointing
The Board has accepted RHA Masonry’s proposal and will be moving forward with building repointing.  Once repointing is scheduled, we will provide notice with dates and any additional information to keep you apprised of the work.

Things to come
In the coming months, the Board and TDW will be addressing the following items: 
  • Installation of storage lockers in the maintenance room
  • New call box
  • Possible washing of all exterior windows
  • Replacement of all interior light sconces
