2014 Annual Meeting Summary

On Tuesday, January 28, 2014, the New Plaza Condominium Association held its annual owner’s meeting.  The Board set an aggressive budget in 2013 and took on several capital improvement projects.  The Board accomplished a lot last year, such as replacing the front door, creating a more attractive and comfortable front yard, and securing Thos. D. Walsh, Inc. (“TDW”) as the new property management company; all while staying under budget. 

TDW has proved a beneficial property management choice.  Keith Carr, Blake Barber, and their staff have helped the Board accomplish its capital improvement and building maintenance goals by using their wealth of industry knowledge to negotiate and secure cost-effective options for vendors. Communication between the Board, Association members, and our property management has also improved substantially under TDW.

The Board anticipates another year of ambitious capital improvement and building maintenance projects.  Adam Beebe presented the Board’s 2014 budget.  The Board anticipates the tree of heaven replacement, laundry machine upgrade, interior repainting, and building repointing to be completed by mid-spring.  The Board will be working on updating and improving the look of the lobby to better reflect and increase the value of our property.  The Board is currently looking into creating additional storage space for residents in the Maintenance Room, in response to owner interest.  The Board intends to increase storage fees, though they will continue to be less than area comparables.  The Board decided that condo assessments will not increase for 2014. Pending any unforeseen repairs or improvements, the Board aims to complete all major capital improvements for the building this year and orient the 2015 (and beyond) Association budgets toward the long-term accumulation of reserve funds. 

Four owners ran for the four director positions that were up for election.  The fifth director seat, held by Adam Beebe, was not up for election this year.  The New Plaza Condominium Association’s 2014 directors are: Adam Beebe, Laurie Kaufman, Max Perkins, Laura Stellato, and Julia Whitelock.  The directors will vote on the officer positions at the February monthly meeting and an addendum to the House Rules Appendix A, containing information about the Board of Directors, will be emailed to all owners shortly thereafter.
