October 28, 2013 Board Meeting Summary (In Brief)

House Rules
Recently the Board updated the House Rules and distributed it to Owners and Tenants via the blog.  If you have not already, you can access the updated House Rules here.  A hard copy will be maintained in a binder in the Laundry Room (to be placed there shortly).  The House Rules contain important information including the rental procedures, passed by the Association at the 2013 Annual Meeting, and the increased fines for condo fee delinquency, passed by the Board last month.

Grill
The Board will have the grill moved to indoor storage after Thanksgiving.

Laundry Machines
TDW is currently negotiating a new laundry machine contract.  While we do not have much information to share right now, we anticipate that the new contract will equip the Laundry Room with a high capacity washer and high capacity dryer in addition to four new “smart” washers and four “smart” dryers.

Interior Painting
The Board has received a bid for interior re-painting of all Unit doors and anticipates scheduling the work for January or February 2014, once the new laundry machines have been installed.  More information will be provided once the Board determines the date and process with the proposed painting company.

Fire Extinguishers
All fire extinguishers, except for two that are in progress, have been replaced.

Condo Fees (Reminder from last month’s summary)
As you should be aware by now, Thos. D. Walsh, Inc. (TDW) took over property management responsibilities for the Association on September 1, 2013.  Please be advised that late fees will be effective starting November 16.  As of November 16, there will be an increase in the amount of the late fee AND the Association will begin collecting interests on all outstanding owner balances.  A memo with greater detail was sent out via blog on October 24 and can be found here.

Going forward, you will receive a reminder email to pay your monthly condo dues from this blog on the 3rd of every month. The amount due, as well as your total outstanding balance, is always available through TDW's online portal (www.thosdwalsh.com/tenants.aspx). Please contact Blake Barber at (202) 237-8488 if you have any difficulties establishing regular condo fee payments.

Things to come
In the coming months, the Board and TDW will be addressing the following items: 
  • Removal of the Tree of Heaven;
  • Development of an on-site access system for the keys to all building maintenance rooms (i.e. utility room, roof, etc.), so that contractors hired by individual owners can more easily access these rooms (in the next month);
  • Exterior building repointing (likely spring 2014) and fire escape painting;
  • Stripping, sanding, and re-painting of all interior doors, and touch up painting of the lobby, basement, and stairwells (likely early 2014)
